What is the Group’s investment footprint in Cyprus today?

Leptos Group has established a strong and diversified investment footprint in Cyprus, as well as in Greece. The Group’s core activity began in land and property development, with more than 350 completed residential, commercial, and tourism projects.

Its presence in the tourism and hospitality sector includes five hotels, among them the iconic Coral Beach Hotel & Resort at Coral Bay in Paphos. Beyond real estate, the Group has expanded into education through Neapolis University Pafos, healthcare with the private Iasis Hospital, and property management via Vesta Holidays, creating a fully integrated ecosystem of activities.

How important are sustainability and green development in your projects?

Sustainability is a central pillar of Leptos Group’s strategy. For the second consecutive year, the Group received the Gold Certification Award at the Environmental Awards organized by the Cyprus Recycling Organization, recognizing its ongoing commitment to environmental responsibility.

At the same time, the flagship Neapolis Eco City project represents a bold vision for the future. As one of the most ambitious developments undertaken by the Group, it combines innovation, sustainability, and quality of life. Designed as a large-scale, integrated “green city” with smart infrastructure, Neapolis Eco City aims to offer residents and visitors a truly modern and sustainable living experience.

How do you see the future of the real estate sector in Cyprus over the next decade?

The outlook for Cyprus’s real estate sector is particularly positive. The country continues to attract international investors and buyers thanks to its strategic location, favorable tax environment, and high quality of life.

Demand for modern housing, luxury beachfront developments, and environmentally conscious projects is increasing, while investments in university, medical, and commercial infrastructure further strengthen growth prospects. The growing emphasis on sustainability and innovation enhances the competitiveness of the market, positioning Cyprus as one of the most attractive real estate investment destinations in the Mediterranean.

Leptos Group is strategically positioned to capitalize on these trends, supported by a strong project pipeline, extensive expertise, and decades of experience.

Can Cyprus emerge as a regional hub for real estate investment?

This is already a reality.

Cyprus offers safety, political stability, EU and Eurozone membership, and an exceptional quality of life—key factors for international investors. For decades, Leptos Estates has successfully attracted buyers from around the world, many of whom choose Cyprus for its lifestyle, climate, and stable business environment.

Although bureaucracy remains an area for improvement, the island’s overall value proposition is extremely strong and continues to attract high-caliber interest from individuals, institutional investors, and international organizations.

What is your vision for Leptos Group in the years ahead?

The Group’s vision is to maintain its leadership position while delivering landmark projects currently under development, including Limassol Blu Marine, Armonia Beach Villas, Limassol Park, and Venus Gardens.

New developments such as BelAir Gardens and Apollo Ilatis in Paphos are also in the pipeline. A defining milestone is the launch of Neapolis Eco City, beginning with the Medical School of Neapolis University Pafos.

In parallel, the ambitious Costa Nopia project in Crete will further strengthen the Group’s international presence. Together, these initiatives bring to life the vision of the Group’s founder, Michalakis G. Leptos, grounded in the values and principles that have defined the organization for decades.

How does your strategy differ from other major developers in Cyprus?

Leptos Group’s strategy is built on more than 65 years of experience and deep technical expertise. This is reinforced by the professionalism and teamwork of its people, a strong international sales network, strategic land investments, the right product mix, and comprehensive customer service before and after sales.

Spotlight Project: Limassol Blu Marine
What is Limassol Blu Marine?

Limassol Blu Marine is a landmark beachfront mixed-use development comprising four towers: two residential towers—Poseidon Tower and Cavalli Tower at Limassol Blu Marine—and two office towers, Status and Oceanus Tower.

The project offers premium amenities, including a 50-meter outdoor swimming pool with sea views, a 25-meter indoor pool with spa facilities, a fully equipped gym overlooking the sea, and a wide range of high-end services.

Both office towers have been fully sold, while sales at Poseidon Tower have reached 90%, with construction now in its final stages. Cavalli Tower at Limassol Blu Marine features common areas designed and furnished by Roberto Cavalli and offers 1- to 6-bedroom apartments, with the option of exclusive furniture packages by the renowned fashion house.

What makes Limassol Blu Marine stand out?

Limassol Blu Marine stands out for its prime location along the extension of Aktaias Road, directly on the beachfront with access to a public beach, while remaining in the heart of the city. The area is undergoing rapid transformation and attracting major investments, further enhanced by the presence of TechIsland initiatives that elevate the wider district.

It is the first beachfront mixed-use development of this scale in West Limassol, combining high-end residential and office spaces to create a vibrant urban ecosystem by the sea, adjacent to the marina. The area is increasingly referred to as the “New Riviera of the Mediterranean.”

The collaboration with the internationally acclaimed fashion house Roberto Cavalli adds another distinctive element. Cavalli Tower at Limassol Blu Marine is the first Cavalli-branded tower in Europe and marks the first partnership between a Cypriot developer and an international fashion brand.
